Our Management Service

Good management of a property does not simply mean processing rents. It also means taking care of tenant maintenance issues quickly, sending out our carefully chosen contractors, addressing any concerns or queries that landlords or tenants have, being the first port of call to address any problems. 

When we move tenants into a property we: 

  1. Spend an average of 35 minutes going through all paperwork with tenants. 
  2. Carry out a comprehensive photo inventory. 
  3. Explain how to report a maintenance fault with Get Let. 
  4. Explain that we are contractually bound to carry out inspection visits. 
  5. Register the tenancy with the RTB. 
  6. Register utilities in the name of the tenants. 

Each property is then inspected at least twice a year, with full feedback given to landlords about how we find your property’s condition. 

From time to time we experience disagreements with tenants and these sometimes escalate to such an extent that we require RTB adjudication. Our experience of RTB adjudication has only been positive; we have found that if we can demonstrate that have done our best to work the problem out with the tenant then the RTB deem in our landlords’ favour. 

Good paperwork is crucial for such an event, so we always ensure that our paperwork is fully up to date. 

We commit to the following with all properties managed by Get Let: 

  • We ensure that all paperwork such as lease renewals and rent reviews are up to date. 
  • We arrange property inspections to be carried out on every property twice a year. 
  • We handle any maintenance issues which arise promptly and have an extensive list of trusted contractors. 
  • You will be forewarned of any maintenance costs. 
  • We also manage refurbishment works to get a property to meet minimum rental standards. 
  • We appoint a property manager to each property which allows both landlords and tenants to have a point of contact for any queries they may have. 
  • In the rare occasion that an RTB dispute occurs we always ensure that all paperwork is correct & concise. 
  • We process the monthly rent in a timely manner, the norm is within one working day. You will receive a full statement and invoice each month. 
  • We provide monthly and end of year account statements outlining rent received and any deductions made.
