Should you wish to terminate your tenancy for any reason there are notice periods in place set out by the RTB. The amount of notice required depends on how long you have resided in the property. As of 2023, the notice periods to end a tenancy agreement for tenants are as follows:
| Duration of a tenancy | Tenants notice periods |
|---|---|
| Less than 6 months | 28-days |
| 6+ months, but less than 1 year | 35-days |
| 1+ year, but less than 2 years | 42-days |
| 2+ years but less than 4 years | 56-days |
| 4+ years but less than 8 years | 84-days |
| 8+ years | 112-days |
At Get Let we always strive to work with tenants to create a win-win situation for both tenant and landlord. For example, it is unlikely in a busy market that a landlord will insist on 112 days’ notice. We will work with you to strive to lower this notice period.
It is important that the property is cleaned prior to the final inspection taking place; all goods and rubbish removed, oven clean, fridge and freezer clean and defrosted, microwave clean, presses and wardrobes cleaned out and dusted, skirting boards cleaned, bathrooms and tiles clean, windows clean, etc.
Please ensure that all/any light bulbs that have blown are replaced, and also ensure that you return all keys and fobs, and that you inform your property manager if any of the keys or locks have been changed.
Please ensure that all of your belongings are removed from the property before the final inspection. It is important to ensure that you have cleared all wardrobes, presses and storage closets.
Please do not leave any of your possessions in the property unless discussed in advance with your agent.
Don’t forget that your Get Let relationship manager sent you a detailed photo inventory when you moved in, this details the condition of the property and its contents.
If you cannot find your copy of this then request that it is sent to you again.
When moving out of your property please inform your Get Let relationship manager of any issues you experienced in the property or anything that is broken so that this can be repaired for any new occupiers.
Your Get Let relationship manager shall do meter reads with you on your move out. If your rental accommodation is an apartment and the meters are under lock and key, then it is a good idea to request these from the block management company a few days in advance.
You will want to ensure that you cancel any subscription services such as internet and TV packages. Some of these companies require a few months’ notice, so be prepared!
Please also ensure you inform any relevant parties of your updated address, this may include Revenue, your bank, insurance companies, employer, etc.
Be sure to arrange a time and date that is convenient for you to meet with your Get Let relationship manager at the property for your move out. Your relationship manager will carry out the final inspection to ensure that the property is being handed back in good condition and take back keys.
If you adhere to the above and return the property in good condition then your Get Let relationship manager should confirm this to you. You will then send your bank details to him/her.
When a property is returned as it should be then it is our policy to refund deposits within 24 hours’ of receiving bank details.
If we are unhappy with the condition that a property was returned then we shall flag all of our concerns and look to resolve it in a fair manner to both tenant and landlord.
